THE IDEA

One place, different reasons to come in.

An all-day neighbourhood place built around exceptional everyday products: bread and pastries baked on site, carefully sourced coffee, simple seasonal food, house-made drinks, wine and beer, and a small pantry.

The space changes naturally throughout the day rather than becoming a different concept at night.

Morning

Fresh bread and pastries from the oven, breakfast and carefully made coffee. Eat in, stay for a while or take something home.

Daytime — the brasserie

Breakfast flows into a simple neighbourhood brasserie — seasonal dishes, sandwiches, salads and warm plates, with wine, beer, house drinks and coffee throughout the day.

Afternoon

Coffee and cake, house sodas, ferments and other drinks, with bread and pantry products to take home.

Evening

The space becomes more social — simple plates, good bread, wine and beer alongside thoughtful non-alcoholic drinks.

We are not starting from an idea alone.

The project grows out of things we are already doing in Oslo: running neighbourhood hospitality, building a coffee community, baking, developing drinks and food, organising events and testing formats together.

Kiosk!

An established neighbourhood coffee spot at Galgeberg, with a loyal local audience and a strong reputation for specialty coffee.

Gråbein

A much-loved neighbourhood bar built around informal hospitality, community and repeat local use.

Pop-ups & events

Food and drink pop-ups bringing together bakery, breakfast, coffee and seasonal drinks in a format close to what we want to develop further.

Coffee tastings

Our tasting series regularly fill up and create repeat interest in future events.

Bakery demand

Bakery drops and pop-ups have created repeat demand, an active waiting list and interest from cafés in wholesale supply.

Three operators, three complementary parts of the business.

Marla

Chef and baker responsible for the bakery, kitchen and food development, bringing professional kitchen experience together with the baking and food work already tested through our pop-ups and events.

Iku

Responsible for coffee, beverages and front-of-house development, with more than ten years in specialty coffee alongside experience in events, education and drink production.

Patrice at Gråbein

Patrice

Co-owner of Gråbein and responsible for much of its day-to-day bar and hospitality, bringing hands-on experience from one of the neighbourhood's most loved meeting places.

Together, the team covers the bakery, kitchen, coffee, beverages, bar, service and day-to-day operation of the business.

Sørligata 36

SØRLIGATA 36

A place that already has most of what we need.

We see Sørligata 36 as an opportunity to work with the existing restaurant infrastructure rather than rebuild the space from scratch.

The kitchen allows bakery and food production on site, while the dining room can move naturally between café, bakery, neighbourhood meeting place and evening service.

Our approach would be relatively light: warmer, more informal and better suited to everyday use while retaining as much existing infrastructure as possible.

THE PROPOSAL

Built to stay.

Our proposed occupancy cost of NOK 50,000 per month, including common costs, reflects a business model designed for long-term sustainability rather than maximum short-term turnover.

Previous operators have shown that the premises can generate substantial revenue, but also that high turnover does not necessarily support a high fixed rent sustainably.

Our model relies on frequent neighbourhood use throughout the day, with a lower average spend and several complementary revenue streams. Keeping fixed occupancy costs at a sustainable level allows us to invest in the premises, team and product while maintaining accessible pricing — ultimately creating a stronger, more stable long-term tenant for the building.
